We would like your feedback on a planning proposal that seeks to amend the Byron Local Environmental Plan (LEP) 2014.

The aim of the planning proposal is to amend the LEP to rezone part of 40 The Tunnell Road, Billinudgel, from RU2 Rural Landscape to E4 General Industrial.

40 The Tunnell Road is identified in, and aligns with, the following strategies:

  • North Coast Regional Plan 2041 as an "Investigation Area – employment land"
  • Byron Shire Business and Industrial Lands Strategy (BILS) as "Area 1: Billinudgel Industrial Estate minor expansion area".

Proposed Changes to the LEP 2014 include amendment of the following maps, as it relates to the rezoning of a 4,220m2 area of the land zoned RU2 Rural Landscape.

  • Land Zoning
  • Lot Size
  • Floor Space Ratio
  • Height of Buildings
  • Acid Sulfate Soils

The rezoning of the 4220m2 portion will consist of an E4 General Industrial zone over an approximate area of 2,570m2, with the balance retained as RU2 zone forming a buffer to the adjoining C2 Environmental Conservation zoned area on the western boundary of the E4 zone.

We are required to finalise this planning proposal by the end of 2025.
