Pre Development Application Review (PreDA)
Council has introduced a new Development Application (DA) lodgement service. The service is aimed at reducing waiting times and assisting applicants in ensuring all required information is submitted at the beginning of the development process. This service is applicable to all development applications lodged from 1 January 2017.
Our goal is to ensure that DAs lodged contain all required information and documentation so they can be assessed as quickly and efficiently as possible. We have established this service in response to the significant number of applications Council receives that are poorly prepared or incomplete.
What are the benefits of the service?
The service enables Council staff to undertake a review of documentation before accepting the application for assessment and determination. This will help avoid delays at a later stage as most relevant information and documentation is provided up front rather than being followed up during the assessment of the application.
How does it work?
- Applicants submit a development application submission for a PreDA review.
- The review is carried out within 10 working days of the documentation being submitted.
- Staff will review the submission to check that all required documentation has been provided.
- Once the PreDA review is complete Council will contact the applicant in writing to inform of the next steps, which will include:
Acceptance of the application - The proposal is acceptable in its current form and the PreDA submission can be formally lodged as a development application subject to payment of relevant fees; or
Information required - The proposal is acceptable subject to the lodgement of information or minor amendments and payment of the relevant fees; or
Not acceptable - The proposal is not acceptable in its current form and approval of the proposal will not be recommended. A list of issues to be addressed will be provided.
What will it cost?
There is no fee for a PreDA Review.
DA fees are collected up front and allocated to your development application once it has been reviewed and formally accepted.
The PreDA review initiative commenced in January 2017.
