This estate is located on relatively flat flood liable land and is SEPP 71 coastal conservation area. A part of the larger lot is poorly drained and contains an area of native woodland. Adjoining land is bushfire prone.

This industrial estate has direct access via Manns Road to the Mullumbimby Road, a sub arterial road, which accesses the Pacific Highway, 3 km to the south east. Mullumbimby town centre is located approximately 1.5 km to the west. Ballina Airport is located approximately 43 km to the south and Coolangatta Airport is located about 58 km to the north. Mullumbimby Railway Station is located 1.5 km to the west but is unavailable as a goods terminal. The nearest rail freight terminal is at Casino 80 km to the south-west.
